Viable Design-Build Consulting Services
Viable’s extensive Construction Management, Project Consulting, and General Contracting experience enable it to bring both value and control to your project as a third-party Construction Consultant. From the early design phases through budgeting, contract negotiation, construction and close-out — Viable will partner with the Owner to safeguard the project’s financial, quality and delivery objectives. Following is an overview of the key project phases with Viable’s respective role and activities which will be tailored to fit each project’s specific needs:
Architectural Coordination and Pre-Construction Planning
Review of schematic, design and final construction documents and coordination with Architect, Structural and MEP Consultants. ‘Scrubbing’ of all documents along with G.C. to identify errors/omissions and verify scopes of work. Evaluation of structural, Building skin, MEP systems and Finishes to identify potential Value-Engineering cost savings. Ensure that Architect and G.C. have verified final Construction Drawings and GMP Estimate meet all municipal requirements and special site/environmental conditions.
Prime and Subcontract Review and Negotiation
Review Owner/Contractor Construction Agreement and coordinate with Owner’s counsel to safeguard Owner’s risk-management and financial interests. Review and approve proposed G.C./Subcontractor agreements to ensure proper scope of work, quality control, risk-management and pass-through requirements are included by G.C. Negotiate with G.C. prior to award that proposed Owner/Contractor Agreement meet all GMP and Lender requirements.
Budgeting / Estimating
Detailed review of all budgets and estimates prepared by G.C. throughout Pre-Construction phase. Coordination with Architect, MEP and other design consultants to ensure that all estimates include correct scopes of work. Require Value Engineering suggestions and competitive proposals from G.C. and appropriate Subcontractors. Review and vetting of all Subcontractor bids included in Estimate. Review of G.C.’s General Requirements to ensure compliance with project schedule and site conditions.
Construction Phase Oversight and Consultation
Attendance at Owner / Contractor meetings and Site Walkthroughs for review of Project Progress, G.C. Payment Applications, Quality Control and design changes or problems. Review of RFI’s and any proposed Change Orders by G.C. and coordination with Architect and Owner to establish entitlement. Negotiation with G.C. to safeguard Owner’s financial interests. Review of CPM Schedule update and Safety Report to ensure compliance and enforce G.C.’s contractual obligations. Review of Submittal Register to verify that all long-lead materials and components are being timely approved by Architect and procured by G.C.
Delivery and Closeout Phase Oversight and Consultation
Require G.C. to establish detailed delivery schedule in conformance with Owner / Contractor Agreement, including timeframes for G.C., Architect and Owner inspections and punchlists. Provide representative as requested by Owner to oversee residential unit and exterior punchlist walks to ensure Owner receives a top-quality building and units. Require G.C. to provide all closeout documents including As-Built Drawings, Commissioning, Operations Manuals, Training, LEED / Green Building Certifications and Warranties. Coordinate with Owner and Architect to ensure all closeout documents are properly provided before retention release and final payment.
CPM Schedule Review and Coordination
Require and review project CPM Schedule from G.C. and all necessary bidders during competitive proposal process. Coordinate with G.C. during design drawing development to ensure all activities, logical relationships and delivery milestones are established and included as required by Contract Documents. Coordinate with third-party CPM Consultant as required for technical review and recommendations. Review schedule progress during construction and enforce compliance with contractual requirements.
